Comments on City Development of New Neighbourhoods
The Regina Development Plan: Part C - NorthWest Sector Plan
(originally developed in 1977 and updated in 2001),
envisaged the expansion of the city north of Westhill
as far west as the Pinkie Road and as far north as the city limits
just north of a line along Ehrle Cres and Boswell Crescent.
Allowng for a 1 kilometer buffer from IPSCO, it also envisioned development
of the area North of Argyle Park and Englewood towards Highway
#11, and the development of Uplands North.
Large parts of this plan now seem to have been abandoned
in favour of development in the South East and South West.
The Regina Development Plan: Part D - SouthEast Sector Plan
(originally developed in 1979 and updated in 1987),
envisaged the expansion of the city south and east as far
as a proposed new bypass at about Tower Road.
Two major areas south of Victoria Avenue and one north of Victoria
were identified. There was also potential development south of
Wascana Creek.
Large parts of this plan now seem to have been abandoned
in favour of development in the South West.
The Regina Development Plan: Part B - SouthWest Sector Plan (developed in 2006), envisages the expansion of the city to include the area south of the Airport to Highway #1, and west of the Lewvan as far as Courtney St.
Taken together, the three plans, NorthWest, SouthEast and SouthWest, (along with some in-fill housing) are intended to provide housing for a city of up to 300,000. When that will occur is debatable, but the city metropolitan area population has been stable at between 190,000 and 195,000 since 1991.
